Ryan R. Morita

Ryan is the Founder & Managing Partner of Oak Cap Ventures LLC. He has over a decade of experience in commercial real estate investment, development, and asset management. He has been actively involved in over $1.5 billion of real estate investment transactions. In his position as Managing Partner, he is responsible for the company’s strategic direction, the pursuit of new institutional and corporate acquisitions, financing activities across all company platforms, and overall company management. 

Under Ryan’s guidance, OCV has successfully structured 55 sponsored investments valued at over $220 million in the firm’s first 24 months. He works tirelessly to support the team’s growth and development and expand the company’s investment pipeline. 

Ryan is a Co-Founder and Strategic Advisor of Guernsey Holdings LLC. GH owns and operates 129 quick-serve restaurants as an Inspire Brands/Sonic and Little Caesars franchisee.

Ryan received his BA in Finance from the Fowler School of Business at San Diego State University and currently resides with his wife, Dana, and his two children, Perry and Shay, in Petaluma, California.

Michael is a Partner and Managing Director of Development for Oak Cap Ventures LLC. He has over two decades of experience in commercial real estate investment, development, and asset management. In his position as Managing Director of Development, he is responsible for sourcing new development opportunities as well as managing all facets of OCV Development LLC.

Michael has been instrumental in the growth and new store development for several retailers across the United States including Chase Bank, Circle K Stores, and most notably CVS/ Pharmacy, where he was responsible for their expansion in the Western United States for almost 12 years. He has also worked for several developers including Armstrong Development and Evergreen Development, where he developed grocery-anchored shopping centers. He also managed an $850 million real estate portfolio for a private family office in Northern California. The portfolio consisted of over 220 properties in 34 states totaling 4.3 million square feet.

Michael received his BS in Accountancy from the W.P Carey School of Business at Arizona State University and currently resides with his wife Jennifer and daughters Giuliana and Ariana in Phoenix, AZ

Domenic G. Hjerpe

Domenic is a Partner and the Senior Director of Business Development for Oak Cap Ventures LLC. He has over 7 years of corporate accounting, corporate finance, real estate investment, and M&A experience through working at Deloitte and A&C Ventures Inc.  In his position as Senior Director of Business Development, he is responsible for sourcing new sale-leaseback and portfolio acquisitions, investor relations, fundraising efforts, and all capital market activities.

He is also a Partner and leads Business Development for Guernsey Holdings LLC. GH Owns and operates 129 quick-service restaurants as an Inspire Brands/Sonic and Little Caesars franchisee. Domenic has been actively involved in over $750 million of net leased retail real estate investments, quick-service restaurant enterprise transactions, and new purchase financing and refinancing activities over the past three years.

Domenic received his BA in Accounting and Finance from Cal Poly and currently resides in Sonoma, California.

Glenn is a Partner and serves as the Managing Director of Institutional Investments for Oak Cap Ventures LLC, where he leads OCV’s real estate investments management program. 

During his career, Glenn has led multibillion-dollar net lease businesses and investment portfolios for public and private entities such as GE Capital, VEREIT, Trustreet Properties, and CNL. During his tenure with these organizations, he has played key roles in acquisitions and dispositions valued at over $5.0 billion. His expertise includes asset management, acquisitions, dispositions, development, and underwriting. Additionally, he served as President and Chief Investment Officer of a real estate-focused family office and worked in commercial real estate banking. Prior to joining OCV, Glenn independently consulted with multiple real estate groups where he worked to solve complex real estate and capital-related issues. Glenn has worked in a broad range of asset classes throughout his career while focusing on net lease and hospitality properties.

Glenn is a licensed real estate broker, holds the CCIM designation, and previously held the Certified Credit Risk designation from the Risk Management Association. He earned a BA in Economics from Stetson University, an MBA from Florida Atlantic University, and an MS in International Real Estate from Florida International University. He also holds a Graduate Certificate in Real Estate Construction Management from the University of Denver. Glenn resides in Orlando, Florida, with his wife and three children.

John M. Eddy

John serves as the Director of Operations for Oak Cap Ventures LLC, where he oversees the company’s day-to-day operations, asset management division, investor relations, and assists with the company’s acquisition and disposition efforts.

Prior to OCV, John spent 12 years in the real estate brokerage industry. Most recently, he was a producer on the NRP-West team of CBRE in Newport Beach, CA. The NRP-West team has been consistently ranked as one of the highest-producing retail investment teams in the country, focusing on the sale of shopping centers and single-tenant net-leased assets on the West Coast. Preceding his career at CBRE, John worked at Marcus & Millichap in the San Francisco office. Before transitioning to the investment sale side of brokerage, John started his career in Phoenix, AZ as a retail leasing broker. Over his career, John has been actively involved in over $1.0 billion of retail sales and leasing transactions.

John received his BS in Regional Development and a minor in Business from the University of Arizona. He resides with his wife, Kristie, and daughters Blake and Aven in Sonoma, California.

Charlie serves as the Senior Director of Construction & Entitlements for Oak Cap Ventures LLC, where he is responsible for all entitlement, development, and construction-related activities for the company.

Throughout Charlie’s 26-year-career in real estate development and construction, he has completed more than $490 million worth of real estate development, horizontal construction, vertical construction, and tenant improvement projects. His vast range of experience extends throughout the commercial and residential sectors; and includes project management, planning, design, entitlement, construction, and facility management.

He received a Bachelor of Science in Design from The Herberger Institute for Design and the Arts at Arizona State University and a Master of Real Estate Development from The WP Carey School of Business at Arizona State University. Charlie currently resides in Phoenix, Arizona.

Nikolas W. Burmeister

Nikolas is the Senior Associate of Investments for Oak Cap Ventures LLC. Nik’s primary responsibility at OCV is underwriting new investment opportunities and managing the transaction process for new assets. In his spare time, Nik works to develop new technologies and methods to help OCV become more efficient in sourcing, analyzing investments, and identifying growth markets.

Before joining OCV, Nik resided in Milwaukee, WI, where he started his career with MLG Capital. At MLG Capital, Nik’s primary role included overseeing MLG’s $2.5+ billion residential and commercial real estate assets across the United States. Nik also assisted in over $1+ billion in acquisitions at the company with his skillset in underwriting and due diligence.

In 2019, Nik received his BBA in Real Estate and Finance and a BS in Computer Science from the University of Wisconsin-Madison. He currently resides in Petaluma, CA.
